Website Terms

Operator: AIXIS LLC, a Vermont limited liability company.

These terms govern use of the information and request-routing service. We are not the company that will pump, inspect, design, install, drill or excavate anything on your property, and nothing on this site is a substitute for a licensed professional standing on your site.

What this site is, and what it is not

This site publishes general guidance about septic systems, private wells, land drainage and excavation in Vermont, and takes requests for service. It is not a contractor, a licensed designer, an inspection service, an insurer or a public authority. Reading a page here does not create a professional relationship, and no page here has assessed your property.

When you submit a request, it is passed to an independent contractor or appropriately licensed designer. That company, not us, is responsible for its assessment, its written estimate, its contract with you, its licensing, its insurance, the work it performs, its warranties and its customer service. Verify licensing and insurance with the company that will do the work, before it starts.

No design, and no guarantee of compliance

A septic or water-supply system in Vermont must be designed and permitted by a licensed designer for your specific site. No website can tell you what your soil will accept, where a system or well may go, or whether an existing system is compliant.

Guidance here describes how these decisions are approached approached; it does not evaluate your soil, your water table, your setbacks or your permit history. Only a site visit, soil evaluation and design by a qualified person can do that.

Isolation distances and setbacks

Minimum distances between wells, septic tanks, leachfields and other features are set in § 1-912 and § 1-1104 (Tables 9-3, 11-1 and 11-2) of the Vermont Wastewater System and Potable Water Supply Rules, and the Secretary can reduce or increase a distance for a specific site. The pages here state the main distances with their table and edition, so you can plan and ask better questions. Confirm any distance or requirement with your regional permitting office and your licensed designer for your property and your work date, and site a well, a tank or a leachfield from the designer's plan, not from a table on any website.

Emergencies

Submitting a form on this website does not contact emergency services, your municipality or the state, and nobody is watching the inbox around the clock. If sewage is backing up in a way that threatens health, contact your town health officer.

If you believe your drinking water is contaminated, stop drinking it and contact the Vermont Department of Health. If people are in danger, call 911.

No promise about permits, financing or timing

We do not promise that a permit will be granted, that a particular rule applies to your parcel, that a grant or loan will be approved, that a system can be repaired rather than replaced, or that a contractor will be available in a given timeframe. Those are decisions made by the state, municipalities, lenders and the companies doing the work. Confirm them with the responsible party.

Accuracy, sources and corrections

State, regional and health statements are checked against first-party sources, and those sources are linked so you can verify them yourself. Rules, fees and guidance change without telling us.

Where a page states something that affects a decision, such as a permit requirement, who may design a system or a water test the state recommends, confirm the current position with the issuing authority for your property and your work date. Our sourcing and correction practice is described on the editorial standards page.

Using this site

Do not submit false or unlawful information, misrepresent ownership of or authority over a property, submit requests on someone else’s behalf without their knowledge, attempt to disrupt or probe the site, scrape it at a volume that degrades it for others, or use it to send unsolicited commercial messages. We may decline or delete any request, and may block access, without notice.

Content ownership

The text, structure, layout and original graphics on this site are ours and are protected by copyright. You may read, print and share pages for your own use, and quote a short passage with a link back. You may not republish substantial portions, or use the content to train or populate another service, without written permission.

Links to other sites

We link to state, regional, municipal and health resources since they are the authority on their own subject. We do not control them, we are not responsible for their content or availability, and a link is not an endorsement of anything else that site says.

Provided as-is

This website is provided as-is and as-available, without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy or non-infringement. We do not warrant that the site will be uninterrupted, error-free, or that any request submitted through it will be answered.

Limitation of liability

To the fullest extent permitted by law, AIXIS LLC is not liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost data, property damage, personal injury or business interruption, arising out of your use of this website or of any guidance published on it. Our total liability arising from this website will not exceed one hundred United States dollars.

Work performed on your property is the responsibility of the company that performs it, under its own contract with you. Some jurisdictions do not allow certain exclusions, and in those places these limits apply only as far as the law permits.

Indemnity

You agree to indemnify AIXIS LLC against claims arising from your misuse of this site, from information you submit that is false or that you had no authority to submit, or from your breach of these terms.

Governing law

These terms are governed by the laws of the State of Vermont, without regard to its conflict-of-law principles. Any dispute arising from this website will be brought in the state or federal courts located in Vermont, and you consent to that venue.

Changes to these terms

We may update these terms. The review date at the top of this page shows when they last changed, and the version in force is the one published here when you use the site. If a change is material, the sensible thing is to read the page again before submitting a request.

Severability

If any provision of these terms is held unenforceable, that provision is limited or removed to the minimum extent necessary and the remainder stays in force.

Contact

Questions about these terms, a correction to a page, or a request to delete information should go through the contact form. It is the only contact route this site publishes.
